  • Why should I hire property manager rather than doing it myself?

A property manager can help you navigate the legal landscape and ensure that you're following all applicable laws and regulations. 4.   • What if I want to manage my own property but need help with specific details?
    Not a problem and many people love the idea of managing their own property and having guests vacation or stay in the beautiful places they create. Sometimes, there are aspects of managing that you may not want to do or handle. For some it's cleaning, for others it's the laundry and others again simply don't want to meet-and-greet their guests. There are many small details involved and we can help with all, just one or some. Whatever you need, we can help with that. ViaSol even offers packages where we can come in, set you up on major platforms, teach you how to run them, sync calendars, communicate with potential guests (what to say, what not to say), how to describe your property and cast it in its best light, and all the best practices for the leading properties that run like a top. The possibilities go and on and on.
  • How do I price my rental?
    Rates are dynamic and based on trends, inflation/deflation, influx of tourists or long-term needs. It would be important to first understand who your client is or who you will be targeting as a client. Other considerations would be the extra value your property might have over another, and most of all being realistic about the potential return is key to understanding your investment. It is important for landlords/owners to have a good understanding of the local real estate market. A management company can help provide an honest evaluation of the rental income. Advice from a real estate agent could also be a great resource if they are not involved in the buying or selling of the property in question.
  • If my rental property needs repair, how is that handled?
    There is nothing more frustrating than having an unexpected issue arise and not know who to call or where to turn. ViaSol has been in and are immersed with the local community. We spend a lot of time working hand in hand with skilled and certified people who are also members of our community, some foreign some local who have incredible talents. We take on your project or issue as our own, we stay with the project until completion. When you work with ViaSol we work with you to ensure your property is well maintained and help point out potential trouble spots before they happen.
  • Can ViaSol help me get an AL license?
    Yes. ViaSol has a great deal of experience helping new property owners gain their AL license(s). The laws are ever-changing and we keep up with the market and local regulations.
  • Will ViaSol go shopping for me?
    Yes, ViaSol shops! For the more intensive we often make runs to Lisbon, Leiria, Coimbra and sometimes Porto. Stores such as IKEA, Recheiro and El Corte Ingles are on our standard runs. For the more local shopping, We can shop to stock your home or vacation rental with items for guests or welcome packages. Just send us a note and let us know if you would like to be on a schedule or simply need a specific item. We often announce our runs to IKEA and Lisbon well in advance.
  • What else can ViaSol help me with besides property management?
    Good question. Well, we are a team of 8+ with a plethora of skills and talents. We all work together to make your life easier. Other services we offer are: Housekeeping - One giant clean or contractual. What do you need? Linen laundry service - Just about everything except clothing. Towels, sheets, duvet covers, space rugs, dish towels, etc. Our laundry service can include transport, wash, dry, iron and/or return. Garden service - a simple annual yard clean/debris removal or contractual service. What do you need help with? Pet care - When you simply cannot be there, we offer in-home pet care. We love all animals and have a strong background with horses, llamas, dogs, cats, squirrels, parrots and lizards :) We area always ready to take the random call for help - when someone simply doesn't know who else to turn to.
