FEES

Fees can differ depending on your needs and complexity of work, however these will offer you a general overview, so you can determine the value of your time and peace of mind.

MANAGEMENT

FULL SERVICE RATES

BASIC SERVICE (short-term and long-term rentals)
Basic service can include but is not limited to:

- Finding a renter and remaining the point of contact.

- Handling minor problems & maintenance issues.

- Handling rent collection.

- Monthly maintenance services such as light gardening and common area cleaning.

Fee 10%

DELUXE SERVICE (usually for short-term rentals)
Deluxe service can include but is not limited to:

- Finding a renter and remaining the point of contact.

- Final walk through and check prior to guest arrival.

- Meet and greet your guests.

- Being the point of contact for your guests.

- Organizing activities for guests.

- Handling minor problems & maintenance issues.

- Monthly maintenance services such as light gardening and common area cleaning.

Fee 25%

FULL SERVICE (Short term rentals)
We handle everything, you just benefit!

Full service can include but is not limited to:

- Market your property on 4 global platforms.

- Handle all correspondence, inquiries and requests.

- Organize cleaning crew (house cleaning,
linens, towels, etc.)

- Pre-arrival shopping and welcome package including final walk through.

- Meet-and-greet your guests.

- Being the point of contact for your guests and organizing activities.

- Handling minor problems and maintenance issues.

- Services such as light gardening and common area cleaning.

Fee 40%

PER SERVICE RATES
Depend on the amount of services desired and property size/complexity. Please see a brief list below of options.

- Complete property cleaning, flip and reset between guests.

- Pre-arrival shopping and welcome packages.

- Final walk-throughs to ensure a perfect guest experience.

- Meet-and-greet your guests.

- Point of contact for your guests.

- Organizing activities for your guests.

- Handling minor and major problems and maintenance issues.

- Services such as light gardening and common area cleaning.

- Transportation of laundry to service.

- Laundry service (transport/wash/dry/iron/transport/stock).
HANDYMAN
There are so many reasons you might need an extra hand - from building IKEA furniture to replacing your entire electrical system, we can help. We have a network of great people who can handle a full range of projects that will help you get back on track.

HOME VISITS
PASS BY

When you leave town, it's a great feeling knowing someone is watching over the things that matter most to you. From plant/pet care and mail pickup to safety checks and greeting contractors, we will be there for you.

*20 Euros per visit includes:

- Up to a 30-minute visit.

- Within 6 kilometers of Tomar center (.30 per kilometer thereafter).

* If you need more than a quick pass-by, see one-time pass by, see "Routine/Scheduled Visits."

ROUTINE/SCHEDULED VISITS

If properties are left empty for an extended amount of time, you can run the risk of dampness, pests, damage and vandalism as examples. Homes are kept healthy if they are regularly aired, toilets flushed, taps run, etc. We also pay attention to details that may need attention and provide feedback. The standard monthly frequency is twice a month but can be altered per your individual needs.

*95 Euros per month includes:

- Two visits per month and up to 60-minutes per visit. A more in-depth visit is usually needed when there are several household things to attend to such as watering multiple plants, laundry, gardening, errands, etc.

- Within 6 kilometers of Tomar center (.30 per kilometer thereafter).
